Hutch treatment

Hey, not posted in a long time and need some advice after buying an outdoor hutch. I had the tulip hutch last summer but it developed mould and damp during the winter when it was wrapped up. I've just exchanged it (for free) for the fern hutch as it's sold as weatherproof. Now, my question is, what is the best thing to do to prevent a reoccurrance of the damp/mould? Can i use a wood varnish for waterproofing outdoor wood? Would it be safe to use on the inside of the hutch? I plan on treating it if possible before I build it.

I think that a bit of ventilation is the key. Some of the fence protection products are supposed to be pet safe x
